How Many Honolulu Homes Should a Buyer See in a Day?

It depends on your stamina and ability to recall what you've seen. Agents can sometimes look at 20 or more Honolulu homes in a day and easily remember the price, terms, and features of each. Home buyers, on the other hand, partic­ularly those who are just beginning to look, may find that just half a dozen is the maximum. What's important is that you don't get overly tired and saturated with looking to the point where everything blends together. You could miss the perfect home!

 

It's very helpful if you take along a pad and make notes as you go through each house. List those features that you like and those that you dislike. Savvy agents will usually prepare a printout of the features of each home you are going to see and give it to you so you can write notes on the back. Some really professional agents will bind together all of the printouts into a small booklet so that you can keep them together for easy reference. They may even try to show you the properties in the order they appear in the booklet to help you remember.

 

In addition, these days most sellers (or their agents) will prepare a flyer that you can pick up at the house that offers a picture and a list of the home's better features and gives its price as well as any special terms. The picture is particularly helpful in recalling a home later on. One agent I know takes along a Polaroid camera and shoots a few pictures of each house to give to her clients to help them remember. There's nothing to keep you from taking along your own camera for the same purpose.

 

If you have created a "wants list," bring it along and compare it to each house as you go through or afterward, sitting in j your or the agent's car. I can remember going with buyers j on several occasions who did this and sometimes were surprised to realize that the house they had just seen fit­ted most of their requirements, even though they didn't realize that when they were walking through. (It works conversely, too. You may fall in love with a brick fireplace, but a check with your "wants list" may quickly show the house definitely isn't for you.)

 

One thing I have found particularly helpful is to have I the agent prepare a map of the area with each house you see (or you can do it yourself). You can list them as 1, 2, 3 j or A, B, C or whatever so that the location on the map corresponds to the printout of the homes seen. I find this very helpful in recalling where I've been and what I've viewed. And, if I want to go back later on for a second look at the neighborhood by myself without the agent, I don't have trouble finding the house.

 

Finally, don't walk through silently. Speak up. Talk to your spouse, friend, agent, or whomever you go with. Point out what you like and dislike. Just saying it out loud helps fix it in your memory.

Oahu Real Estate - Should You Buy a Fixer-Upper?

Yes, if you're a handyperson. In addition to skill, hard Work, entrepreneurial spirit, and no little amount of luck, fixer-uppers also usually require extra cash (or access to additional financing). If you're adventuresome, they can allow you to make a purchase in a neighborhood you would otherwise not be able to afford. And you may just be able to resell for a hefty profit. Only remember, the place will be run down when you buy it, and it will be entirely up to you to fix it up.

 

There are many reasons for buying a fixer-upper on Oahu, and all of them come down to reduced price. These homes run the gamut from being cosmetically challenged (needing mostly paint and cleaning) to having catastrophic prob­lems (falling down a hillside, underwater, no roof, and so on). What they have in common is that because of their problem (mild to severe), the sellers have reduced the price (a little to a lot). The opportunity is to go in and, using "sweat equity," clean up, fix up and then either live in the property or sell it for a profit.

 

The real danger with a fixer-upper is that you'll get in over your head. Often tasks that new would-be fixer-upper people think they can do by themselves, such as plumbing, gas line repair, electrical connections, plaster­ing, and so on, turn out to be far more complicated and difficult than they anticipated. They may need to call in professional help not only to do the original job, but to undo the botched work they originally did. The cost can be very high and can turn a real bargain into a very real nightmare. (If you want a clear example of what can go very, very wrong in such a case, rent the movies Pacific Heights and The Money Pit out of your neighborhood video rental store. I recommend every potential fixer-upper see these!)

 

Additionally, many of those new to real estate fail to realize that it's difficult to get financing once you've begun remodeling. Either you must have enough cash on hand to see the work through, or you must have made arrange­ments beforehand, usually at the time of the purchase.

 

The real trick to successfully doing fixer-uppers is to first know your own skills and limitations and second use a very sharp pencil when calculating how much to pay. This usually involves doing some backward calculations. To arrive at the correct purchase price, begin by estimating the ultimate price you will be able to resell the property for, then subtract all of the costs of refurbishing plus costs of purchase and sale. That's how much you should pay. You may find that you need to pay a lot less than you think in order to make a profit, or even come out even.

How Long Do You Plan to Live in Your Next Home in Honolulu

Most people plan on living in their next Honolulu home forever. However, that's usually unrealistic. A job change, more kids, children growing up and leaving home, the desire to move on, illness, financial problems, or other reasons may make your term of ownership shorter than you orig­inally anticipated. If you can foresee moving within the next two to three years, renting may be more financially advantageous than buying.

 

Except when the market is extremely hot and prices are shooting up, you don't want to be buying and selling homes very often. The reason is the transaction costs. Buying a home, including the finance charges, can cost 4 to 7 percent of the purchase price. Selling a home includ­ing an agent's commission can cost 8 to 10 percent. The reality is that it can cost 12 to 17 percent of a home's value to buy and resell it. The question becomes, how long must you live in the house to recoup your transaction costs?

 

The answer has everything to do with the rate of appre­ciation. During the early 1990s, there was negative appre­ciation—homes went down in value. During those days recent home buyers not only did not break even, many lost significant amounts of money when they resold.

 

Recently, housing prices have been going up. While the appreciation has been higher than 10 percent in some few areas, that type of increase tends to be a short-lived spike. More reasonable increases in a good market are 3 to 5 per­cent annually. If we assume a healthy 4 percent a year, that means that it will take three to five years to just break even when you sell, after paying closing costs.

 

Another way of saying this is that financially speaking, if you're looking short term, it's probably cheaper to rent than to buy. This is particularly true when you add in the potential interest you could receive by sticking the down payment and closing costs money in the bank instead of in the house.

 

Of course, home owners have the advantage over renters in that they can deduct property taxes and mort­gage interest (up to very high maximums) from their per­sonal income taxes. However, that is usually more than offset by the fact that, generally speaking, renting is almost always cheaper than buying. Often you can rent a house for about two-thirds of what it costs the owner, monthly, to own it. For example, if you're renting a house for $1200 a month, chances are it's costing the owner about $1800 to keep it (including loan payment, taxes, insurance, repairs, and utilities). These costs usually amount to more than the income tax deduction for prop­erty taxes and mortgage interest that the owners get.

 

This is not to say that home ownership isn't wonderful. There's also the issues of privacy and security that own­ing affords. Many people feel that those intangibles are worth every penny. It must be said, however, that if you're looking at it short term, ownership may not be as good a financial deal as it has been cracked up to be.
