Should you Rent or Buy in Hawaii?

Many people have an interest in moving to Hawaii. After all, who would not want to move to a tropical paradise. However, when they are considering the move the question that they are most worried about answering is whether they should buy or rent a property? The answer really depends on the personal situation of the person who is moving to the area.

 

For example, those that are moving to the area for work means that they already have a stable job. If the move is just temporary and then they get transferred to some other place in the United States, then the option as to whether to buy or rent really depends on the amount of time that the person expects to stay in Hawaii. A good rule of thumb is that you rent a home unless you plan on staying in the area for at least five years. Five years is deemed enough time that you pay on the mortgage in order to still make some profit once you put the house back on the market. For those that are only going to be there for two years, then renting is going to the best option.

 

You should also consider the amount of money that you are willing to pay each month. Rent can be upwards of $1200 dollars a month for a single bedroom apartment. For a home, if you get a good deal, you could pay much lower than that every month on the mortgage. But you still have to factor in the cost of owning Hawaii real estate, such as the housing insurance which could be much more than what you are used to since Hawaii does get hit by hurricanes on occasions. The good thing about buying a home in the area is that you should have no problem selling the home once you move because the demand for homes in the Hawaii area are always high.

 

In order to determine if you should rent or buy you also need to consider that the cost of living is much higher in Hawaii, than it is anywhere else, thus you can expect your normal expenses to jump up quite a bit. If you are able to find a home that you can rent without having to worry about the other bills since the landlord covers these, then you will have more money for the increase in the cost of living. Overall, it is up to the person moving to the area as to whether they rent or buy,however, it is a decision that they need to weigh carefully.

Buying a Home in Hawaii: After the Purchase

So the dream to move to Hawaii is finally coming true. Through months of searching and looking at various homes, you finally found the one home that met your every need. So you put in an offer, and to just prove that it was fate that you found the home the offer was accepted, and the home is officially yours. So what now? Now comes what many people term the hardest part about purchasing a home in Hawaii, the actual move.

 

Since the majority of those that move to Hawaii after purchasing a home are from other parts of the United States, they now face the decision as to how to move all of their belongings to the island and their new home. The best way and the most cost effective way to do this is to simply sell those things that you are not attached to before you move. Why? The cost of moving these items by boat is going to be outrageous and one that after purchasing a home may seem as if it will break you. So, sell those things that you have no attachment to, then use that money when you get to your future home in order to buy more furniture. There are tons of furniture stores in Hawaii to choose from, so there is no need to worry that you will not find something. In fact, you may find things that are better suited to your island look at these places.

 

You also need to make arrangements if you have pets to come to the island. There are many rules and regulations in place for bringing pets to the island in order to keep the island free of rabies. This involves fees and keeping the pet in isolation for several weeks. Also, consider that the car that you bring with you will have to be inspected by Hawaii and then registered in Hawaii at least nine days after you move.

 

Once you get to the island and have started to settle in, remember to explore your neighborhood. The majority of those in Hawaii are known for their friendliness, thus do your best to fit in and let the guard down that you may have had in place living in other places of the world. After all, this may be your home for the rest of your life since you are living in paradise and may never feel the need to move ever again, so make the best of it.

Various Mortgage Types When Buying Hawaii Real Estate

VA Loans - The Dept. of Veterans Affairs are your guarantors for these loans. It's a benefit of having served in the army, air force, marines, or navy. All honorably discharged personnel may apply for these types of loan, and the qualifications again, are much lower than conventional loans. The VA does not make the loan itself, but guarantees the loan. There is a set limit of $203,000 for each loan application.

 

State/Local Housing Loan Programs - If you are a first time buyer, you ought to check your local housing programs. These loans come with fixed rates requiring less of a down payment, with lower interest rates than the current market.

 

Conforming Loans - Conforming loan applicants will have to follow terms and conditions pre-set by corporations, Freddie Mac and Fannie Mae. The maximum amount of these loans will be greater than what the government loans are, and set at $417,000 per family.

How to Respond When the Offer is Accepted or Denied in Hawaii Real Estate

When a potential homeowner finds a home that they are interested in, they then make an offer. Most people leave this step up to the Hawaii real estate agent that they are working with, however, it is a good idea that all of those searching in the Hawaii real estate market know exactly what they should be saying in the even that the offer is accepted or rejected. This way the person can feel as if they are involved in the dealings process one hundred percent.

 

Everyone wants their offer to be accepted. However, that is not the case in many instances, simply because the homeowner may be holding out for a better offer. In these cases, when you hear the response of 'No', what should you do? Should you make another offer? Or just give up and find another home that you like? This is really up to the home buyer that is looking, however, in most cases, the home buyer is sure that they love the house, thus they do not want to give it up. So instead of just walking away, send the offer again. However, be sure to read why the owner refused it the first time, if there are specific reasons such as the offering price is to far from the asking price, then increase your offer if you can. Many times, people find that they will make the same offer two or three times before the seller agrees to the price. You are basically wearing the seller down, which works in almost any situation. A simple thank you is in order to let the seller know that you appreciate their quick response on the offer and it is just the courteous thing to do. Moving to Kailua, Hawaii

The area of Kailua in Hawaii is a popular place for people to move to when they decide that they want to relocate to the tropical island of Hawaii. The reason is that it is full of things to do just as if you were located in a big city. Plus, there is still that feel of serenity since many of the homes in the area are located on the coast that provides the most beautiful scenes that you will see in the world. It is located east side of Oahu, it is only located a small twelve miles from Honolulu, which means that those who live in the area only have a short trip if they want to go to the big city.

 

There is a range of homes that can be purchased in the Kailua area. The average price that people pay for the house or condo of their choice is around $450,000. However, there can be those that are found that are lower priced, and those that range much higher than the average. Which means that there is something that will fit every price budget in the area.

 

When moving to the area the best way to make sure that you find a house that is going to fit your needs are to start looking at least six months ahead of the time in which you want to move. Most people prefer to visit the island and while they are there they can actually physically view these homes since a picture on the Internet is not always the best way to feel out the house or condo. Once you find the house and have the deal closed, the next big step is getting your belongings to the area. You will also want to check on the pet restrictions when you come to the area, if that applies to you.
