Koko Head Terrace is one of the earliest subdivisions in the Hawaii Kai. It boasts an impressive 692 houses sprawled out along the side of the mountain, named mauka by the locals. Close to the Koko Head Regional Park it is a popular area for families.

It is also located near to the Hawaii Kai Library and the Marina Shopping Center. Koko head is a lava cone, created over 10,000 years ago during the last period of volcanic activity in the area by the well known volcano, “Oahu”. The area is considered to be one of the most scenic in all of the Hawaii Kai.
The name “Koko” is a literal translation of the blood a man sheds after being bitten by a shark, and in it’s origins was a popular site for landing canoes. However Koko Head Terrace has come a long way since then, with the construction of homes starting in the 1960s and continuing into the mid 1970s.

Today it is the home of many of the Hawaii Kais more humble houses, many are one story and constructed with wooden framework. The average home has 3 bedrooms, 2 and a half bathrooms and a garage. However, the lot size is very reasonable at 6,500 square feet of mostly level terrain, and although they do not have any brag worthy views the area is still a beautiful place to live.

In 2007 an astounding 21 homes were sold, ranging in price from $630,00 all the way up to $875,000, while 20008 saw 16 sales go through with a low end of $630,000 and a top of $1.125 million. The most expensive home sold had 7 bedrooms, 4 bathrooms and amazing views, a rarity in Koko Head Terrace.
